Kitchen Water Damage Cleanup & Repair in Las Vegas, NV

Got kitchen water damage? Close the shutoff under the sink or behind the appliance, stop running the dishwasher, and call us. We find where the water went under the cabinets and flooring, dry what can be saved, and rebuild what can't. Fixing the leak itself is a plumber or appliance tech, and we'll say so. Call 888-453-3591. Someone answers, day or night.

A kitchen looks like one room. It isn't. Underneath the cabinets there are more than twenty separate water connections, and any fitting, seal or hose among them can let go. Almost none of them are visible from the counter, which is why leaks run for days before anyone notices a soft spot in the cabinet floor.

More than 20 places a kitchen can leak

Most kitchen leaks aren't dramatic. A slow drip follows gravity, runs down the cabinet wall, and sits in a corner nobody checks. Sometimes for weeks. Grouped by fixture, here's where they start.

Moisture detection at a hidden supply-line leak

Twenty-six documented points. One kitchen. If the leak is still coming from an appliance or fixture, our appliance leak damage page covers that boundary further.

Under the sink

7 points
  • The faucet base can drip for weeks before anyone notices
  • The hot and cold flexible supply lines are pressurized, so instead of dripping they can develop a pinhole or split open all at once
  • The two angle stops (the small shutoff valves under the sink) are a common drip point, and when one fails outright it can move something like four to five gallons a minute
  • P-trap slip-joint nuts loosen from vibration and worn washers
  • Drain pipes corrode into pinholes or crack from over-tightening
  • The drain flange under the sink basket cracks as its gasket ages

Garbage disposal

5 points
  • The seal where the disposal mounts to the sink flange breaks down as the putty dries or the bolts loosen
  • The side drain gasket loosens on its own
  • The dishwasher hose connection works free, and the housing itself can crack
  • Most often it's the internal seal. It ages out and leaks from the bottom near the reset button. Once that seal is gone, it leaks a little every single time the sink runs. Not a flood. A steady, quiet source sitting right where mold likes to start

Dishwasher

9 points
  • The water supply line wears, cracks, or works loose
  • The inlet valve fails and the float switch sticks, letting the tub overfill
  • The door gasket wears out or tears. That's probably the most common dishwasher leak
  • The drain hose develops small holes or a loose connection
  • The pump seal weeps during the cycle, and the motor shaft seal and sump gasket fail the same way
  • Even a cracked wash arm can spray water past the gasket

Refrigerator & ice maker

3 points
  • The plastic ice-maker line behind the fridge turns brittle from temperature swings, then cracks, tucked out of sight, so the leak goes unnoticed
  • A clogged defrost drain lets condensate overflow the drip tray
  • The drain pan underneath can rust through or overflow onto the floor

Filtration & reverse osmosis

2 points
  • Fittings work loose from pressure changes and vibration, or a worn O-ring stops sealing after a filter change
  • The pressurized storage tank can leak too, at its valve, its base, or (worse) a seam weld, which means the tank gets replaced

How much does it cost? Will insurance pay?

Water mitigation in the Las Vegas Valley usually costs $1,500 to $4,800. That covers getting the water out, drying the structure and checking it with moisture meters until the readings are back to normal. If drywall, baseboards or flooring had to come out, the repairs are a separate estimate, so you see each part on its own.

In a kitchen, the cabinets decide most of the bill. If the water stayed on top of sealed flooring, it's a quick dry-out. If it soaked the particleboard cabinet floors and toe-kicks, those come out. And when the flooring runs under the cabinets, as it does in plenty of Las Vegas kitchens, drying or replacing it can mean pulling the base cabinets first.

Insurance or self-pay, you decide

Insurance usually pays when the water came on suddenly, like a supply line that split overnight. A leak that dripped for months usually isn't covered. Your carrier makes that call, not us.

We handle the record: photos, moisture readings and a line-item estimate built in Xactimate, the same software most adjusters use. Then you compare it with your deductible and decide whether to file.

Paying yourself? Ask about the self-pay discount. The estimate is free, and you see the price before we start.

Water-damaged material removed during controlled demolition

Swollen particleboard doesn't shrink back

Most production kitchen cabinets are particleboard or MDF, not solid wood, and both handle water badly. Particleboard soaks it up fast and swells. It warps and loses most of its strength almost right away. MDF holds up a little longer, but wet fibers still swell and delaminate the panel or bubble the surface ("thickness swelling," in the trade's own term).

Once particleboard swells, it doesn't shrink back after it dries. The damage is permanent. A soaked cabinet floor or toe-kick usually means removal and rebuild, not a fan running for a few days. The toe-kick void is also where water travels first and hides longest, spreading under the flooring before it shows on top. When cabinets and subfloor are both affected, that overlaps with our flooring replacement work and, where drywall got wet too, our drywall repair and replacement work.

Dishwasher and disposal water counts as gray water

Water from a dishwasher or disposal connection isn't the same as a clean supply-line leak. Per IICRC S500 industry guidance, dishwasher discharge is classified Category 2, or gray water. It carries enough contamination to cause illness on contact. That changes the job. Porous materials it touched generally come out rather than just dry, and the area gets an antimicrobial treatment rather than a wipe-down.

The EPA notes mold can start growing on damp material within 24 to 48 hours, and gray water sitting in a warm kitchen is a head start on exactly that. A dishwasher or disposal leak that sat more than a day or two is a gray-water job, not a wipe-and-dry one. Our gray water cleanup page covers that process.

A kitchen leak has two problems, and only one is ours

A plumber or appliance tech fixes the source.

The failed angle stop, the worn pump seal, the cracked ice-maker line. That's plumbing and appliance-repair work. We don't repair appliances or replace fixtures.

We handle everything the water touched.

Drying the cabinet cavity, pulling swollen particleboard, drying or replacing subfloor, rebuilding drywall behind the cabinets if it got wet too. Rebuilding around a leak that's still active just means doing the job twice, so if the source isn't fixed yet, we'll say so first.

Not sure which side of that line your problem is on? Call 888-453-3591. We'll tell you straight, including when the answer is a plumber, not us.

What happens when you call

The first step on site is measurement, not demolition. We map how far the water traveled with moisture meters, checking behind cabinet kicks and under flooring where a leak has usually spread past what's visible. That reading, plus the water's category and the cabinet material's condition, decides what dries in place and what comes out.

Drying runs until readings match a known-dry reference point, not until a calendar says it's done. Then comes the rebuild: subfloor, cabinet components, drywall, matched to the rest of the room. We log readings and photos you can hand your insurance carrier. Our insurance claim assistance page covers that side, and moisture mapping is the tool behind it. Kitchen water damage questions

If your situation does not fit neatly into one answer, call 888-453-3591 and describe what you see.

Q1

The dishwasher leaked overnight. Is the floor ruined?

It depends on how long the water sat and what the floor and subfloor are made of. A leak caught within a few hours on sealed flooring is a different job than water soaked overnight into particleboard cabinet bottoms. We measure moisture before saying anything definitive. Guessing from a stain isn't how the call gets made.

Q2

I found water damage under the kitchen sink. What should I do first?

Shut off the angle stops if you can reach them, stop using the sink, and move stored items out with the door propped open. Beyond that, the leak source is plumbing work, and how far the water spread is ours to assess.

Q3

My cabinet bottoms are swollen. Can they be dried, or do they get replaced?

Swollen particleboard usually needs replacing, not drying. Once it absorbs water and swells, it doesn't shrink back to its original shape, even fully dry. Solid wood components sometimes survive; particleboard and MDF generally don't.

Q4

Will my homeowners insurance cover this?

That depends on your policy and how the leak happened. We can't promise what a carrier will decide. What we can do is document the damage with moisture readings and photos, plus a written scope, so the claim rests on evidence instead of a guess.

Q5

Do you repair the dishwasher or garbage disposal itself?

No. Appliance repair and plumbing are separate trades. We handle the water damage the leak caused, from drying through the rebuild, and we'll point you to the right person for the fixture.

Clear work, clean documentation, no mystery in the middle.

For Kitchen Water Damage Cleanup & Repair, you should be able to see what we found and what we did about it. That's what the paperwork is for.

When we leave, you should have a plain explanation of the work and paperwork that still makes sense weeks later if an adjuster asks.

Certified standards

IICRC-certified technicians work to the published industry standards instead of judging the job by how it looks.

Claim-ready documentation

Photos and scope notes are collected as the work moves, so you and your adjuster can see what changed and why.

Measured drying

Crews meter the wet materials before and during the job and move equipment to wherever the readings are still high.

One accountable plan

The emergency work and the rebuild stay under one plan, so nothing falls into the gap between two contractors.

Local loss experience

The team works across Henderson and the Las Vegas Valley, where slab leaks, supply lines, roof leaks and AC drain lines are the usual sources.

What we tell you before work expands

What needs action now

What needs attention today and what can wait. If part of it belongs to a plumber or roofer, we say so.

What should stay closed

We don't open finished walls or ceilings until the readings and the access tell us it's worth it.

What happens next

Stabilize first. Repair decisions come after the building is under control.
