Gray Water Cleanup in Henderson, NV
Gray water is Category 2 water: dirty, but not sewage. It comes from a washing machine or dishwasher that overflowed, or a sink or shower drain that backed up with no toilet waste in it. We extract it, treat what it touched with an antimicrobial, remove the pad and anything else that can't be cleaned, and dry the rest.
It needs more care than a burst supply line because it carries soap, food and whatever grows inside a drain. And it doesn't stay Category 2. Gray water left standing can become Category 3. That's why we don't wait on it.

What gray water means for your floors
Here's what people ask us when a washer, dishwasher or drain has overflowed.
Is this sewage?
Not if there's no toilet waste in it. A washing machine, a dishwasher, or a sink or shower drain that backed up on its own is gray water. But if the shower backed up because the main line is clogged, sewage can come up with it, and that's black water. If you're not sure, tell us what you saw and we'll sort it out on site.
Why can't you treat it like a clean leak?
Gray water carries soap, food scraps, skin cells and the bacteria that live in drains and appliance hoses. A burst supply line is clean water from the tap. Both need drying, but gray water also needs an antimicrobial on what stays. Some materials that would dry fine after a clean leak don't make it after Category 2 water.
What has to be thrown out?
Carpet pad that soaked up gray water rarely makes it back. The carpet itself can sometimes be cleaned and dried if we get there early. Drywall and baseboards get tested. If they read wet at the bottom, they're cut above the wet line.
How long do I have?
Less time than with clean water. Gray water left standing can turn into Category 3, and then more has to be torn out. The EPA says mold can start on wet materials within 24 to 48 hours. Don't let it sit over a weekend.
My washer or dishwasher is broken. Do you fix it?
No. An appliance tech repairs the machine, or a plumber fixes the drain. Close the supply valve behind the washer or under the sink, stop using the machine, and we'll handle the water it left.
How much does it cost? Will insurance pay?
Water mitigation in the Las Vegas Valley usually costs $1,500 to $4,800. That covers getting the water out, drying the structure and checking it with moisture meters until the readings are back to normal. If drywall, baseboards or flooring had to come out, the repairs are a separate estimate, so you see each part on its own.
With gray water, how fast you call matters most. Water found the same day is cleaner and has spread less than water that sat over a weekend. After that, it's about what's on the floor. Tile is mostly extraction and drying. Carpet means new pad and sometimes new carpet.

Insurance or self-pay, you decide
Insurance usually pays when the water came on suddenly, like a supply line that split overnight. A leak that dripped for months usually isn't covered. Your carrier makes that call, not us.
We handle the record: photos, moisture readings and a line-item estimate built in Xactimate, the same software most adjusters use. Then you compare it with your deductible and decide whether to file.
Paying yourself? Ask about the self-pay discount. The estimate is free, and you see the price before we start.

How we clean up gray water
- 1
Stop the source
We make sure the appliance valve is closed or the drain isn't being used, so no more water comes out while we work.
- 2
Extract the water
Standing water comes out of the carpet, off the tile and from under cabinet edges.
- 3
Decide what stays
We take readings and look at how long the water sat. Pad usually goes. Carpet, drywall and baseboards get decided one by one.
- 4
Treat with an antimicrobial
What stays gets treated with an antimicrobial and left on long enough to work before any drying equipment goes in.
- 5
Dry it
Dehumidifiers and air movers run until the readings match a dry area of the house, usually three to five days.
- 6
Replace what came out
New pad, drywall or baseboards go in once everything is dry, finished to match the room.
Gray water leaves microbes behind even when the puddle is gone.
An EPA-registered antimicrobial goes on the materials staying in place, with enough time on the surface to work.
Then the drying equipment goes in and runs until the readings are back where they belong.
The professional water-restoration framework includes microbial contamination, antimicrobial technology, and drying procedures in the IICRC S500 water damage standard .
What's included
What we do after a washer, dishwasher or drain overflow, and what we leave to other trades.
What we do
- Extracting the water from carpet, tile and under cabinet edges
- Moisture readings to find where it spread
- Removing pad, and carpet or drywall that can't be saved
- Antimicrobial treatment on everything that stays
- Dehumidifiers and air movers until the readings say dry
- Photos and a line-item estimate for your insurance carrier
- Replacing pad, drywall and baseboards that came out
What we don't do
- Repairing the washer or dishwasher. That's an appliance tech.
- Clearing the drain or fixing the plumbing. That's a plumber.
- Installing leak sensors or automatic shutoff valves.
If there was toilet waste in the water, it's black water, and our sewage cleanup page covers what to do first. For a leaking appliance that's still dripping, see appliance leak cleanup.
Gray water questions
What is gray water cleanup?
It's cleanup after Category 2 water, the middle category. Think washing machine or dishwasher overflows, or a sink or shower drain backup with no sewage in it. The water gets extracted. What stays gets treated with an antimicrobial, the pad and anything that can't be cleaned comes out, and the rest is dried.
Is washing machine water gray water?
Yes. Water from a washing machine overflow or drain hose is Category 2. A burst supply hose feeding the washer is clean water at first, but it can turn gray once it picks up what's on the floor and sits.
Can gray water turn into black water?
Yes. Category 2 water left standing can become Category 3 as bacteria grow in it. That's the main reason not to wait on gray water cleanup.
How much does gray water cleanup cost?
Usually a bit more than the same size clean-water leak, because of the antimicrobial treatment and the pad that has to come out. Most dry-outs in the Las Vegas Valley run $1,500 to $4,800. Rebuilding what came out often adds about twice the dry-out. The estimate is free.
Does homeowners insurance cover a washing machine overflow?
A sudden overflow or a hose that burst is often covered. A slow drip under the washer that went on for months usually isn't. The washer itself usually isn't either, since policies pay for the damage, not the broken part. Your carrier decides, and we document it for them.
