Crawl Space Water Damage Cleanup in Henderson, NV
If there's water under your home, we pump it out, pull the wet insulation and vapor barrier, and dry the joists and subfloor until the readings say they're dry. Then the space gets closed back up. We don't fix the leak or the drainage that caused it.
To be straight with you: most houses in the Las Vegas Valley sit on a slab and don't have a crawl space at all. This page is for the ones that do, plus raised additions and other under-floor spaces. When water sits down there, the first sign is usually a musty smell in the house, not a puddle you can see.

What people ask about water under the house
Crawl spaces aren't common here. Most callers have never dealt with one.
Does my house even have a crawl space?
Probably not. Most homes in Henderson and Las Vegas are built on a concrete slab. Some older homes, custom builds and raised additions have a crawl space or a short under-floor area with an access hatch. If you've got a hatch in a closet floor or a vent screen on the outside wall near the ground, you likely have one.
Where is the water coming from?
Usually a supply or drain line running under the floor, or rain and irrigation water getting in along the foundation. Monsoon storms can push a lot of runoff against a house in a short time. We find the wet area. A plumber or a drainage contractor fixes the source.
Why does the house smell musty?
Air from under the floor gets into the living space through gaps around pipes and ductwork. When the space below is wet, you smell it upstairs. Drying the crawl space usually handles the smell. If it doesn't, something down there needs cleaning.
Are the floor joists ruined?
Usually not. Framing that got wet can almost always be dried in place. We read the joists and subfloor with a moisture meter. Only wood that's rotted or badly stained with growth needs a closer look.
What if there are dead animals, droppings or sewage down there?
Then it's more than a water problem. Contamination, debris and pests are handled as crawl space cleaning, which includes sanitizing and removing the soiled materials. We handle both.
How much does it cost? Will insurance pay?
Water mitigation in the Las Vegas Valley usually costs $1,500 to $4,800. That covers getting the water out, drying the structure and checking it with moisture meters until the readings are back to normal. If drywall, baseboards or flooring had to come out, the repairs are a separate estimate, so you see each part on its own.
For a crawl space, access drives a lot of the price. A roomy space with clean water and a little wet insulation goes quickly. A low, tight space full of soaked batts, or water that came from a drain line, takes longer and needs more removal.

Insurance or self-pay, you decide
Insurance usually pays when the water came on suddenly, like a supply line that split overnight. A leak that dripped for months usually isn't covered. Your carrier makes that call, not us.
We handle the record: photos, moisture readings and a line-item estimate built in Xactimate, the same software most adjusters use. Then you compare it with your deductible and decide whether to file.
If a pipe under the floor broke, ask your plumber to note it on the invoice. It helps separate a sudden break from seepage.
Paying yourself? Ask about the self-pay discount. The estimate is free, and you see the price before we start.

How we dry out a wet crawl space
- 1
Look before anyone crawls
We check for standing water near wiring, sewage, broken pipes and anything living under there before a tech goes in.
- 2
Pump out the water
Standing water gets pumped or extracted so the soil and framing can start to dry.
- 3
Pull what's soaked
Wet insulation between the joists comes out. So does a torn or waterlogged vapor barrier. Wet batts hold water against the subfloor.
- 4
Dry the framing
A dehumidifier and air movers run in the space. We read the joists and subfloor on each visit until they match dry wood elsewhere in the house.
- 5
Close it back up
New vapor barrier and insulation go in only after the framing reads dry.
Crawl spaces have almost no airflow. Moisture lingers.
An industrial dehumidifier pulls the air down to a range that lets framing and subfloor actually dry instead of staying damp under a vapor barrier.
We monitor with hygrometers and document the readings on every visit during the dry-out.
Foundations, site drainage, and concealed moisture all appear in the EPA's professional building moisture guide .
Reinstalling vapor barrier over wet framing locks the moisture in.
If the framing is still wet when the space gets closed up, the new vapor barrier just keeps it that way.
So the readings come first. The new barrier and insulation come after.
Water is one problem. Droppings, dead animals, sewage and old debris under the house are another. Drying won't fix those. They need cleaning and sanitizing. That work is covered on our crawl space cleaning page.
What's included
Our job is the water and what it soaked. Here's where it stops.
What we do
- Pumping or extracting standing water under the home
- Removing wet insulation and damaged vapor barrier
- Dehumidifiers and air movers in the space
- Moisture readings on joists and subfloor each visit
- Photos from under the house for your carrier
- New vapor barrier and insulation once the framing reads dry
What we don't do
- Fixing the pipe or drain line under the floor. That's a plumber.
- Grading, gutters or drainage work outside. That's a drainage contractor.
- Pest control. Call an exterminator for live animals or insects.
Crawl space water damage questions
How do you fix crawl space water damage?
Get the water out, remove the wet insulation and liner, dry the framing with a dehumidifier, and confirm it's dry with a meter before the new barrier goes in. A plumber or drainage contractor fixes the source.
How much does crawl space water damage cleanup cost?
Most dry-outs in the Valley run $1,500 to $4,800. A crawl space costs more when the water was dirty, the space is tight, or a lot of insulation has to come out. We price it after a look underneath.
Is crawl space water damage covered by insurance?
A pipe that broke under the house is often covered. Groundwater, poor drainage and slow seepage usually aren't. Your carrier decides. We photograph what we find under the house, since your adjuster probably won't crawl in there.
Can I just put a fan in the crawl space?
A fan moves the damp air around. Without a dehumidifier pulling the water out, the joists stay wet and the smell stays with them.
