Quality 1st Restoration home

Crawl Space Cleaning in Henderson, NV

Crawl space cleaning means removing what's collected under your house, like debris, rodent droppings, a dead animal or soil from an old sewage leak. Then the space gets disinfected so it stops affecting the air and smell upstairs. We can replace the vapor barrier and insulation once it's clean.

To be straight with you, crawl spaces aren't common in the Las Vegas Valley. Most homes sit on a slab. When a home here does have one, it may be an older house or a manufactured home, and there's a fair chance nobody's looked under it in years.

What gets people to look under the house

Usually it's a smell. Here are the questions that come with it.

Do homes around here even have crawl spaces?

Not many. Most houses in the Las Vegas Valley are built on a concrete slab. You may find a crawl space under an older home, a manufactured home or a room addition. If you're not sure, look for a small access hatch in a closet floor or a vent screen near the bottom of an exterior wall.

Something smells bad and I think it's coming from under the floor.

The usual causes are a dead animal, rodent nests and droppings, or an old drain leak that left sewage in the dirt. A smell that's worse on hot days and strongest near one room often means something died close to that spot. We find the source first instead of just treating the smell.

Is it safe to go down there myself?

We'd rather you didn't if there are droppings or a dead animal. Sweeping or vacuuming dry rodent droppings puts dust in the air, and the CDC says to wet them with disinfectant before cleaning them up. Tight spaces, exposed wiring and nails in the joists are more good reasons to leave it to someone with the gear.

Could this be why the house smells musty?

It could. Air moves up from a crawl space into the rooms above through gaps around pipes and ducts. If the space under your floor is dirty or damp, you can end up smelling it upstairs.

Is there water down there too?

Sometimes. A slow drain or supply leak can leave the soil wet for months before anyone notices. If there's standing water or wet framing, the space needs drying before cleaning, and that's a water damage job.

How much does it cost? Will insurance pay?

Biohazard work is priced on site. The size of the affected area, what soaked into porous materials, and how much has to be removed and disposed of set the number.

Under a house, the price comes down to what's there and how hard it is to reach. Clearing trash and an old barrier from a roomy crawl space is quick. Removing rodent-soiled insulation or sewage-soaked soil from a tight space takes a lot longer, and there's more to haul away.

How we clean a crawl space

  1. 1

    Look before anyone crawls in

We check the access, the vents and what we can see from the hatch. Then we go in with lights and protective gear to find what's there and where it came from.

  2. 2

    Fix the reason it's contaminated

If animals are getting in, pest control needs to handle them and seal the entry. If a drain line is leaking, a plumber repairs it. Cleaning first is wasted if the source is still active.

  3. 3

    Remove debris and contamination

Dead animals, nests, droppings, soiled insulation, torn vapor barrier and construction trash get bagged and hauled out. Soil soaked with sewage gets removed where we can reach it.

  4. 4

    Disinfect what stays

Framing, piers and the exposed ground get treated with an EPA-registered disinfectant. We let it sit for the time the label calls for.

  5. 5

    Dry it if it's damp

Dehumidifiers run until the wood reads dry. Cleaning a damp crawl space doesn't last.

  6. 6

    Replace the barrier and insulation

Once the space is clean and dry, we can put down a new vapor barrier and replace damaged insulation. You get before and after photos of everything under the house.

Dehumidifier drying a Henderson crawl space

A damp crawl space gets dirty again.

If the soil or the joists are still wet from a leak, anything we clean down there stays damp. The smell and growth come back. So when the readings show moisture, the dehumidifiers go in first and the cleaning follows once the wood reads dry.

For standing water or a crawl space that flooded, drying is its own job. Once it's dry, this page is about what's left behind.

If the problem under your house is water, like a leak, standing water or wet joists, see our crawl space water damage page. It covers extraction and drying.

What's included

What we handle under the house, and who handles the rest.

What we do

  • Inspection with photos of what's down there
  • Removing trash, construction debris and old vapor barrier
  • Removing droppings, nests and dead animals
  • Removing soiled or fallen insulation
  • Disinfecting framing, piers and exposed soil
  • Drying with dehumidifiers when the space is damp
  • New vapor barrier and insulation, if you want them

What we don't do

  • Trapping or removing live animals, and sealing their entry points. That's pest control.
  • Repairing drain or supply lines. That's a plumber.
  • Foundation or structural engineering work.

Crawl space cleaning questions

What does crawl space cleaning include?

Removing debris, droppings, nests, dead animals, damaged insulation and old vapor barrier, then disinfecting the framing and soil. If it's damp, we dry it. We can finish with a new vapor barrier.

How much does crawl space cleaning cost?

We price it on site, and the estimate's free. A crawl space with some trash and a torn barrier is a smaller job than one with years of rodent activity, soaked insulation or sewage in the soil. Access matters too, and so does how much room there is to move around.

Does insurance cover crawl space cleanup?

If the contamination came from something sudden and covered, like a drain line that broke, the cleanup might be part of that claim. Rodents and long-term neglect usually aren't covered. Your carrier decides, and we photograph what we find so you have the record.

How do I get rid of a dead animal smell under my house?

The animal and any soiled insulation or soil around it have to come out. Sprays and odor bombs from the hardware store cover it for a few days at best. After removal, the area gets disinfected, and the odor usually clears once the source is gone.

Should I replace the insulation in my crawl space after rodents?

If it has droppings, urine stains or nests in it, yes. Contaminated insulation can't really be cleaned. We remove it, disinfect the area and can install new insulation once the space is clean.

Clear work, clean documentation, no mystery in the middle.

For Crawl Space Cleaning, you should be able to see what we found and what we did about it. That's what the paperwork is for.

When we leave, you should have a plain explanation of the work and paperwork that still makes sense weeks later if an adjuster asks.

Certified standards

IICRC-certified technicians work to the published industry standards instead of judging the job by how it looks.

Claim-ready documentation

Photos and scope notes are collected as the work moves, so you and your adjuster can see what changed and why.

Discreet and thorough

We arrive as quietly as the job allows, remove contaminated material for proper disposal, then clean and check the surfaces before we call it done.

One accountable plan

The emergency work and the rebuild stay under one plan, so nothing falls into the gap between two contractors.

Local loss experience

These calls come on hard days. We explain each step before we take it and leave room for the family to decide.

What we tell you before work expands

What needs action now

What needs attention today and what can wait. If part of it belongs to a plumber or roofer, we say so.

What should stay closed

We don't open finished walls or ceilings until the readings and the access tell us it's worth it.

What happens next

Stabilize first. Repair decisions come after the building is under control.
