Quality 1st Restoration home

Controlled Demolition in Henderson, NV

Controlled demolition means taking out only what's damaged and leaving the dry, clean parts of your house alone. We find the edge of the damage with a moisture meter, seal the room with plastic, cut above the wet line and bag the debris on the way out.

Every square foot we don't remove is a square foot nobody has to rebuild. On a Henderson water loss, that usually means the bottom of the drywall, baseboards, wet insulation and carpet pad come out, while tile on the slab, upper walls and dry cabinets stay where they are.

Before we cut anything

Watching someone take a saw to your wall is hard. These are the questions people ask while we set up.

Why cut out more drywall than looks wet?

Water wicks up drywall higher than the stain shows, and the stain is often behind a baseboard anyway. We take readings up the wall until they drop off, then cut a little above that point in a straight line. Cutting at the stain can leave wet board in the wall. Cutting to the ceiling throws away drywall that was fine.

Is the dust going to get everywhere?

Not if the room is sealed off first. Plastic goes up across doorways with a zipper door, vents in the work area get covered, and HEPA air scrubbing pulls the dust out of the air while we cut. The rooms outside the plastic should look the same when we leave as when we arrived.

Do my cabinets have to come out?

Not always. We pull the toe kick and check the wall and floor behind it first. If the back of the cabinet and the wall behind it read dry, the cabinet stays. If water sat under a sink base for a while, it usually has to come out. We remove it carefully in case it can go back in.

What about my stuff in the room?

We move furniture out of the work area or cover it before anything gets cut. If a lot has to move, we can pack it out and inventory it box by box so you can find any item later. Passports, jewelry and firearms go with you, not in our boxes.

Will you tear out something my insurance won't pay to replace?

We try hard not to. Every cut gets photographed and backed by a moisture reading, so the adjuster can see why each piece came out. Removing dry, undamaged material makes your rebuild bigger and harder to justify on the claim.

How much does it cost? Will insurance pay?

For early planning on a water loss, the rebuild often runs about twice what the dry-out cost. A $3,000 dry-out usually means something near $6,000 in repairs. What you actually pay depends on which materials came out and what goes back in.

Demolition done carefully is what keeps the rebuild number down. A clean cut above the wet line in one room is usually a short day. Cabinets that have to come out whole, ceilings under an upstairs leak, or a house full of furniture to move all add time.

Insurance or self-pay, you decide

Your carrier decides coverage. We write the rebuild as its own set of lines, next to the mitigation, so the adjuster can see what was removed and what goes back.

How we take out damaged materials

  1. 1

    Photograph before touching anything

Wide shots of each room and close-ups of the damage, before a single baseboard comes off. Once it's in the dumpster, the photo is the only proof left.

  2. 2

    Map where the damage stops

Moisture meter readings across the walls and floor, including inside the cabinet bases. The thermal camera helps find wet spots, but the meter confirms them.

  3. 3

    Seal off the work area

Plastic walls, a zipper door, covered vents and protected floors along the path to the door. Air scrubbing starts before cutting does.

  4. 4

    Cut clean and straight

Drywall gets cut in a straight line above the wet line so the patch is easy to hang. Wet insulation, carpet pad and swollen baseboard come out with it.

  5. 5

    Bag it and haul it

Debris gets bagged inside the containment and carried straight out. Nothing gets dragged across your carpet.

  6. 6

    Leave it ready for drying

The open wall cavities get air movers and dehumidifiers. You get the photos and readings that show what came out and why.

Moisture mapping before controlled demolition in Henderson

Demo without moisture mapping is just guessing where to cut.

A thermal camera shows temperature differences, not water, so a cool spot on the wall is a lead, not an answer. The moisture meter confirms it before the saw comes out.

Good readings mean smaller cuts. Smaller cuts mean smaller patches later.

What's included

Our part is getting the damage out without making anything else worse.

What we do

  • Photos of every room before and after removal
  • Moisture mapping to set where each cut goes
  • Plastic containment, covered vents and floor protection
  • Removing wet drywall, baseboards, insulation, carpet pad and damaged flooring
  • Careful cabinet removal when a cabinet has to come out
  • Debris bagged and hauled away

What we don't do

  • Disconnecting or capping plumbing and gas. That's a plumber or Southwest Gas.
  • Electrical disconnects beyond switching off a breaker. That's an electrician.
  • Whole-house or exterior demolition. We remove damaged materials inside a home, not buildings.

Controlled demolition questions

What is controlled demolition in water damage restoration?

It's removing only the materials that are wet or damaged, in a planned way, so the rest of the house stays intact. The cuts are based on moisture readings, the area is sealed with plastic, and the debris leaves without spreading dust.

What does a flood cut mean?

It's a straight horizontal cut along the bottom of a wet wall, made above the highest wet reading. It lets air reach the framing and insulation inside so they can dry, and it leaves a clean line for new drywall later.

How much does controlled demolition cost?

On a water loss, tear-out is usually priced with the mitigation work, not the rebuild, and most dry-outs in the Las Vegas Valley run $1,500 to $4,800. The more material that has to come out, the more the rebuild costs later. That's why careful cutting matters.

Does insurance pay for demolition?

When the water loss is covered, removing the damaged materials usually is too. Your carrier decides. Our photos and readings show the adjuster that each cut was needed.

Can I do the demo myself to save money?

You can, but talk to your adjuster first. Once wet material is in the trash without photos or readings, it's hard to prove it was damaged. And ripping out a wall without containment can push dust, or worse, mold spores, through the whole house.

Clear work, clean documentation, no mystery in the middle.

For Controlled Demolition, you should be able to see what we found and what we did about it. That's what the paperwork is for.

When we leave, you should have a plain explanation of the work and paperwork that still makes sense weeks later if an adjuster asks.

Certified standards

IICRC-certified technicians work to the published industry standards instead of judging the job by how it looks.

Claim-ready documentation

Photos and scope notes are collected as the work moves, so you and your adjuster can see what changed and why.

Built to match

Texture, paint and trim are matched to the rest of the room so the repair doesn't read as a patch.

One accountable plan

The emergency work and the rebuild stay under one plan, so nothing falls into the gap between two contractors.

Local loss experience

We rebuild across Henderson and the Las Vegas Valley, mostly slab-on-grade stucco homes, condos and townhomes.

What we tell you before work expands

What needs action now

What needs attention today and what can wait. If part of it belongs to a plumber or roofer, we say so.

What should stay closed

We don't open finished walls or ceilings until the readings and the access tell us it's worth it.

What happens next

Stabilize first. Repair decisions come after the building is under control.
