Structural Repairs in Henderson, NV
When a leak runs for months, a fire burns into the framing, or a car hits a wall, the damage goes past the drywall. We repair the wood underneath: studs, joists, subfloor and sheathing. Anything still solid gets dried and kept. Anything soft, broken or burned gets sistered or replaced.
In Henderson most homes are built on a slab, so structural water damage usually shows up on the second floor, under a bathroom or laundry room. On older homes it can also be the bottom plate of a wall where a slow leak sat for a long time.

When the damage is in the framing
What people want to know once the drywall comes off and the wood underneath looks bad.
Is my house still safe to be in?
Usually, yes. A rotted subfloor around a toilet or a soft spot under a sink is usually a repair, not a collapse risk. Sagging ceilings are different. So is a bouncy floor, or doors that suddenly stick. Stay out of that area and call us. If something looks like it's moving, leave the room.
How do you tell if the wood can be saved?
Wet wood that's still solid usually dries and stays. We push on it, probe it and take moisture readings over several days. Wood that's soft, crumbling, cracked through or charred deep past the surface comes out. If a board is questionable, we'd rather replace it than close a wall over it.
What does sistering a joist mean?
Sistering means fastening a new piece of lumber alongside a damaged one so both pieces carry the load together. It works when the old joist is still mostly sound and the damage is limited to one stretch. If the joist is rotted along its length or burned through, it gets replaced.
Where does structural damage usually show up in Henderson homes?
Most houses here sit on a concrete slab, so the ground floor rarely has wood framing to rot. The trouble usually shows up upstairs. Second-floor bathrooms and laundry rooms leak slowly into the subfloor and the joists under them. Bottom plates in walls can stay wet after a long leak, too. After a fire, we look hardest at roof framing and the studs nearest the flames.
Do I need an engineer?
Not for replacing a few studs or a section of subfloor. If the damage reaches a beam, a header, a roof truss or several joists in a row, an engineer should design that repair before anyone builds it. We'll tell you when we think you've reached that point.
How much does it cost? Will insurance pay?
For early planning on a water loss, the rebuild often runs about twice what the dry-out cost. A $3,000 dry-out usually means something near $6,000 in repairs. What you actually pay depends on which materials came out and what goes back in.
Structural work is priced by how far the bad wood runs. A patch of subfloor around a toilet is a contained repair. Joists that rotted along their length, a charred section of roof framing, or a wall that took a car bumper cost more, and the price can't be final until the area is open.

How we repair damaged framing
- 1
Open it up far enough to see
First the area gets sealed off with plastic and a zipper door. Then we remove drywall, flooring or ceiling until we reach sound wood on every side of the damage. Guessing where rot stops is how it gets left behind.
- 2
Test the framing
Moisture readings, probing and a close look for charring or splits, and for nails that have pulled loose. Photos go into the file before anything is cut.
- 3
Dry what can stay
Wood that's wet but solid gets dried in place with dehumidifiers and air movers, then checked again until it reads dry.
- 4
Sister or replace
Partly damaged joists and studs get sistered. Rotted, broken or burned members come out and new lumber goes in. Subfloor and sheathing get cut back to solid material and patched with new panels.
- 5
Check it before it's covered
Once the framing is repaired, it gets a last look and a last set of readings. Then insulation and drywall go back.
Wet framing can sometimes be saved. Sometimes it can't.
Wet doesn't mean ruined. A stud that took on water last week and is still hard usually dries fine. A joist that's been wet for a year probably isn't coming back.
The readings and the probe make the call, and the photos show your adjuster why we made it.
What's included
The wood repair and everything it takes to get to it and cover it back up.
What we do
- Opening walls, floors or ceilings to reach the damaged framing
- Moisture readings and photos of every damaged member
- Drying framing that can be saved
- Sistering or replacing studs, joists and plates
- Cutting out and replacing damaged subfloor and sheathing
- Insulation, drywall and flooring rebuilt afterward
What we don't do
- Engineering. If a beam, header or truss is involved, the repair design comes from a structural engineer.
- Foundation or slab repair.
- Fixing the plumbing leak that caused the rot. That's a plumber.
- Roof repairs. That's a roofer.
Structural repair questions
What counts as structural repairs after water damage?
Anything that holds the house up or holds a surface in place: studs, joists, subfloor, wall sheathing, top and bottom plates, and roof framing. Drywall and flooring sit on top of that and get rebuilt after.
How much do structural repairs cost?
There's no honest phone price, because nobody knows how far the damage runs until the wall or floor is open. We give you a free on-site estimate, then update it in writing if opening up reveals more than we expected. Nothing changes without you seeing it first.
Does homeowners insurance cover rotted subfloor or framing?
It depends on how it happened. Damage from a sudden event, like a pipe that burst or a fire, is often covered. Rot from a leak that dripped for months is usually treated as wear or maintenance. Your carrier decides, and we photograph and document the damage either way.
Can you fix a soft floor around my toilet?
Yes, and it's a common one. The toilet comes up, the rotted subfloor gets cut out back to solid wood, new panel goes in, and the joists underneath get checked. A plumber resets the toilet or replaces the wax ring and flange if they're the reason it leaked.

Clear work, clean documentation, no mystery in the middle.
