Quality 1st Restoration home

Build-Back Services in Henderson, NV

Build-back is the part after the dry-out, when the walls are open and the floors are up and you want your house back. We put it back in a set order: structure first, then drywall and texture, paint, cabinets, flooring and trim, so each step doesn't damage the one before it.

The crew that dried your house does the build-back, which means nobody has to guess where the cuts are or why a section of baseboard is missing. In Henderson homes, that usually means knockdown or orange peel texture, tile or vinyl plank on the slab, and paint that has to blend with walls that have been baking in desert light for years.

When the dry-out is done but the house isn't

Questions we hear the week the equipment gets picked up.

The fans are gone. Why are my walls still open?

Because drying and rebuilding are two different jobs. The equipment leaves when the readings match a dry spot elsewhere in the house. Then the repair scope gets written, priced and, if you're filing a claim, sent to your adjuster. The walls stay open until that's settled, so nobody closes up something that still has to be looked at.

What goes back first?

Anything structural, then insulation, then drywall. Tape, mud and texture follow, then primer and paint. Cabinets and doors go in after paint, flooring after that, and baseboards last so they sit tight on the finished floor.

How long will the house be torn up?

It depends on how much came out. A two-foot cut along one wall moves fast. A kitchen with cabinets pulled and flooring through three rooms takes a lot longer. What stretches a schedule most is material that has to be ordered: a matching floor, a cabinet run or a special door. We'll walk you through the order and flag anything with a long lead time at the estimate.

Will the patch look like a patch?

It shouldn't. Most walls here are knockdown or orange peel, and the new texture has to match the old one in pattern and depth. Paint gets rolled out to the nearest corner, not dabbed on the repair, because fresh paint never matches a wall that's been up for years.

Do I have to move out?

Usually not for a bedroom or a garage wall. Sanding and texture are dusty, so we seal the work area off with plastic. A kitchen or your only working bathroom is a different conversation, and we'll have it with you before we start.

How much does it cost? Will insurance pay?

For early planning on a water loss, the rebuild often runs about twice what the dry-out cost. A $3,000 dry-out usually means something near $6,000 in repairs. What you actually pay depends on which materials came out and what goes back in.

Build-back cost tracks how much came out during the dry-out. A cut along one wall with new baseboard is a small bill. Cabinets that had to be pulled, flooring that runs through several rooms, or a ceiling cut open under an upstairs leak add labor and material fast.

Insurance or self-pay, you decide

Your carrier decides coverage. We write the rebuild as its own set of lines, next to the mitigation, so the adjuster can see what was removed and what goes back.

The order things go back

  1. 1

    Confirm it's dry

Before anything goes back, the framing and subfloor get one more round of moisture readings. Closing a wall over damp wood is how a finished room turns into a mold job.

  2. 2

    Repair what's underneath

Damaged studs, soft subfloor and wet insulation get replaced first. You won't see this work when we're done. That's why it has to be right.

  3. 3

    Hang, tape and texture

New drywall goes up, then tape and mud in coats, each one drying before the next. Texture gets matched to the wall that's still there.

  4. 4

    Prime and paint

New drywall soaks up paint unevenly without primer. After that, color goes corner to corner so the wall reads as one surface.

  5. 5

    Cabinets, doors and flooring

Cabinets and doors get reset, then flooring goes down. Transitions to the rooms that weren't touched get blended so the line isn't obvious.

  6. 6

    Trim and walkthrough

Baseboards and casing go on last, get caulked and painted. Then you walk every room with us and point out anything that's off.

Trim and baseboard build-back in a Henderson home

Drywall, texture, paint and baseboards.

Most build-back work isn't fancy. The hard part is making it disappear: texture at the right depth, paint that runs corner to corner, trim that lines up with the pieces that never came off.

If you can find the repair six months later, we didn't finish the job.

What's included

Everything that came out during mitigation, put back. Here's where our part ends.

What we do

  • A final round of moisture readings before walls close
  • Framing, subfloor and insulation replacement
  • Drywall hung, taped and textured to match
  • Primer and paint, corner to corner
  • Cabinets and doors reset or replaced
  • Flooring, transitions and baseboards
  • Fire-rated drywall on the garage-to-house wall

What we don't do

  • Fixing the pipe, appliance or roof that caused the leak. That's a plumber, appliance tech or roofer.
  • Electrical or HVAC work. Those go to licensed trades.
  • Upgrades your insurer won't pay for, unless you choose them and pay the difference.

Build back questions

What are build back services?

Build back is the repair work after water, fire or mold mitigation. Whatever had to be removed to dry or clean the house gets put back: drywall, texture, paint, trim, cabinets and flooring.

How much does build back cost after water damage?

A useful planning number is about twice what the dry-out cost. So a $3,000 dry-out often means something near $6,000 in repairs. The real number comes from a free on-site estimate that lists each repair.

Does insurance pay for build back?

When the water loss itself is covered, the repairs usually are too, less your deductible. Your carrier decides. We write the build back as separate lines from the mitigation, so the adjuster sees what came out and what's going back in.

Can I hire a different contractor for the build back?

Yes. It's your house and your choice. Just make sure they get our photos and moisture readings, so they know what was behind the walls before they close them.

Why can't you start the rebuild the day drying ends?

Sometimes we nearly can. If the scope is approved and materials are on hand, there's no reason to wait. The usual holdups are adjuster approval and ordered materials, not the crew.

All guides

Clear work, clean documentation, no mystery in the middle.

For Build-Back Services, you should be able to see what we found and what we did about it. That's what the paperwork is for.

When we leave, you should have a plain explanation of the work and paperwork that still makes sense weeks later if an adjuster asks.

Certified standards

IICRC-certified technicians work to the published industry standards instead of judging the job by how it looks.

Claim-ready documentation

Photos and scope notes are collected as the work moves, so you and your adjuster can see what changed and why.

Built to match

Texture, paint and trim are matched to the rest of the room so the repair doesn't read as a patch.

One accountable plan

The emergency work and the rebuild stay under one plan, so nothing falls into the gap between two contractors.

Local loss experience

We rebuild across Henderson and the Las Vegas Valley, mostly slab-on-grade stucco homes, condos and townhomes.

What we tell you before work expands

What needs action now

What needs attention today and what can wait. If part of it belongs to a plumber or roofer, we say so.

What should stay closed

We don't open finished walls or ceilings until the readings and the access tell us it's worth it.

What happens next

Stabilize first. Repair decisions come after the building is under control.
