Quality 1st Restoration home

Contents Pack-Out & Restoration in Henderson, NV

If you can't live in the house while it's being cleaned or rebuilt, we pack up your belongings, inventory them box by box, clean what can be saved and store it until the house is ready. Then we bring it all back and check every box in against the same list.

A pack-out usually follows a fire or a big water loss. The crew needs empty rooms to work, and your things would keep picking up soot or dust if they stayed. It's also the part of the job families worry about most, because their whole life is going into boxes.

What people worry about when their house goes into boxes

Fair questions, all of them. Here's how we handle each one.

How will I ever find anything again?

Every box gets a number and a list of what's in it, with photos, tied to the room it came from. If you need your kid's soccer cleats three weeks in, we look up the box and pull it. You don't have to dig through a storage unit.

What should I take with me instead of letting you pack it?

Passports, birth certificates and other ID. Jewelry, cash and anything small and irreplaceable. Firearms and ammunition. Prescriptions, laptops, chargers and the work stuff you'll need this week. Keep those with you before we start, so they never leave your hands.

Is my stuff going to be damaged in the move?

Things that were already hurt by smoke or water get handled carefully and packed so they don't make anything else worse. Wet items don't go in a sealed box with dry ones. Fragile pieces get wrapped and marked. You'll see how each room was packed in the photos.

Who decides what gets thrown away?

You do, with your adjuster in the loop. We point out what we don't think can be cleaned and photograph it with a description before it goes anywhere. Nothing gets tossed just because we say so.

What if I need something while it's all in storage?

Call and tell us what it is. Because the inventory is box by box, we can find it and get it to you instead of guessing which stack it's in.

How much does it cost? Will insurance pay?

We don't quote fire damage over the phone. Smoke gets into attics, closets and ductwork you can't see from the doorway, so the price has to come from an on-site walk-through. The estimate breaks board-up, cleaning, odor work, pack-out and rebuild into separate lines.

A pack-out's price follows the volume of belongings and how long they're out of the house. A lightly furnished condo moves quickly. A full family home with a garage, a lot of clothes and a long rebuild means more boxes, more cleaning and more months of storage. Heavy smoke on soft goods also adds cleaning time.

On-site estimate

Smoke reaches places you can't see from the doorway.

Insurance or self-pay, you decide

Your carrier decides what the policy pays. Our job is the record: we photograph the damage before anything gets cleaned or hauled out, so the proof is still there after the debris is gone.

Keep a copy of our inventory. If your policy pays for contents you lost, that list and the photos are a big head start on the paperwork your carrier asks for.

Paying yourself? Ask about the self-pay discount. The estimate is free, and you see the price before we start.

How a pack-out works

  1. 1

    Walk it with you

We go room by room together. You point out the things that matter most and the things you're taking yourself. We note anything that looks like it can't be saved.

  2. 2

Photograph each room as it is

Before anything moves, every room gets photographed so there's a record of what was there and what condition it was in. That goes to your adjuster.

  3. 3

    Pack and number every box

Each box gets a number, a room and a list of what's inside. Large furniture gets its own tag. That's the list you'll use to find anything later.

  4. 4

Separate the salvageable from the rest

What can be cleaned goes one way. What can't gets photographed and described for the claim, and it stays until you and the adjuster sign off.

  5. 5

    Clean and store

Soft goods, hard items and electronics each get cleaned the way that material needs. Then everything is stored until the house is finished.

  6. 6

Bring it back and check it in

When the rooms are done, the boxes come back and get checked against the same list they left on. You tell us where things go.

Room cleared for pack-out after fire damage, with charred wall visible

Your things are safer out of the house during the work.

Tearing out drywall, sanding and running drying equipment all kick up dust. Belongings left in the room would need cleaning twice, once for the fire and again for the repair.

With the rooms empty, the crew can work faster, and your belongings aren't sitting in a construction zone.

What's included

What our pack-out covers, and the things we'll leave to you or to someone else.

What we do

  • A walk-through with you before anything is packed
  • Photos of every room before and during the pack-out
  • Numbered boxes with a room-by-room list of contents
  • Cleaning salvageable clothing, soft goods, hard items and electronics
  • Storage until the house is ready
  • A photographed, written list of items that can't be saved
  • Delivery back and check-in against the inventory

What we don't do

  • Passports, jewelry, cash and firearms. Please take those with you yourself.
  • Appraising antiques, art or collectibles. That's a specialist or appraiser.
  • Repairing electronics or appliances. We clean them. Repair goes to a technician.
  • Moving you into a rental. We handle the belongings from the damaged house.

Contents pack-out questions

What is a contents pack-out?

It's when a restoration company packs up your belongings, inventories them and moves them out so the house can be cleaned, dried or rebuilt. The salvageable items get cleaned while they're out, and everything comes back when the work is done.

Do I need a contents pack-out after a fire?

If the house needs heavy cleaning or rebuilding, usually yes. Crews can't work around a full house, and belongings that stay behind keep picking up soot and dust from the job. For a small smoke loss, cleaning in place can be enough.

How much does a pack-out cost?

It depends on how much stuff is in the house and how many rooms are affected, plus how much of it needs cleaning and how long it stays in storage. A full four-bedroom house is a different job than one room of contents. The estimate is free.

Does homeowners insurance pay for contents pack-out and cleaning?

When it's part of a covered loss, pack-out and contents cleaning are often part of the claim. Your carrier decides. Our box-by-box inventory and photos go straight into what the adjuster sees, and the unsalvageable list helps with the contents side of your claim.

Clear work, clean documentation, no mystery in the middle.

For Contents Pack-Out & Restoration, you should be able to see what we found and what we did about it. That's what the paperwork is for.

When we leave, you should have a plain explanation of the work and paperwork that still makes sense weeks later if an adjuster asks.

Certified standards

IICRC-certified technicians work to the published industry standards instead of judging the job by how it looks.

Claim-ready documentation

Photos and scope notes are collected as the work moves, so you and your adjuster can see what changed and why.

Cleaning matched to the soot

Protein soot from a kitchen fire and synthetic soot from burning plastics need different methods. We test first so we don't smear residue deeper into the surface.

One accountable plan

The emergency work and the rebuild stay under one plan, so nothing falls into the gap between two contractors.

Local loss experience

Smoke moves through attics, closets and ductwork. We check those spaces before we price the job, not halfway through it.

What we tell you before work expands

What needs action now

What needs attention today and what can wait. If part of it belongs to a plumber or roofer, we say so.

What should stay closed

We don't open finished walls or ceilings until the readings and the access tell us it's worth it.

What happens next

Stabilize first. Repair decisions come after the building is under control.
