Is it safe to be in the house right now?
Start with electricity. If water is near outlets, cords or the electrical panel, don't wade in to fix it. Flip breakers only if you can stand on dry ground. Stay out of any room where the ceiling is sagging. And treat water that came in from outside as dirty until someone tells you otherwise.
How dirty is this water?
It depends on where it came from. Floodwater from outside can carry sewage, fertilizer and whatever washed off the street, so we treat it as Category 3. A burst supply line starts as Category 1. It doesn't stay that way forever. Category 2 water that sits can become Category 3.
What should I photograph before anything gets moved?
Start wide: every wet room from the doorway. Then get close. Photograph the water line on the walls, soaked flooring, furniture sitting in water, and the source if you can see it, like the split line or the door the water came under. Do that before you start carrying things out.
What should I pull out myself, and what should I leave for you?
Get the things that matter to you up off the floor: papers, family photos, electronics, small rugs. If you're leaving for the night, take your passports and jewelry with you, and any firearms. Leave the carpet, pad and drywall where they are. They need to be documented and measured first, and anything soaked with outside water shouldn't be handled without gloves and a mask.
How fast does a flood turn into mold?
Faster than most people think. The EPA says mold can start growing on wet materials within 24 to 48 hours. That's why extraction and drying start on our first visit, not after the paperwork is done.
Do we need to leave the house?
Not usually for clean water in a room or two. If floodwater from outside or sewage got into the rooms you live in, it's better to stay somewhere else until the contaminated materials are out and the area has been cleaned. We'll tell you which situation you're in on the first visit.

How we handle flood cleanup

Make it safe and stop the source
We check that power is off where the water is, and that the water has actually stopped. Indoors, that means the main valve. After a storm, it means water isn't still coming in under a door or through the roof.

Figure out the category
Where the water came from and how long it sat decide whether it's Category 1, 2 or 3. That call changes what we can dry in place and what has to come out, so we make it before touching anything.

Record the damage before demo
Photos of every affected room and moisture readings on floors and walls go into the file first. Once drywall is cut, nobody can photograph what it looked like before.

Get the water out
We extract from the carpet and tile, and off the bare slab. The more water we pull out as liquid, the less the dehumidifiers have to pull out of the walls later.

Remove what floodwater ruined
The rooms get sealed off with plastic and a zipper door first. Then carpet pad and the bottom of drywall soaked by outside water come out, cut above the wet line. Anything we keep gets cleaned and disinfected before the drying equipment goes in.

Dry it and check it
Dehumidifiers and air movers run until the readings match a dry area of the house. That usually takes three to five days.
Storm flooding and a clean pipe break need different cleanup plans.
Water that comes in from outside can carry sewage, chemicals and debris. Porous materials that soak it up usually have to go. Hard surfaces we keep get cleaned and disinfected with a product that fits the contamination.
A supply line that breaks inside the house is cleaner water, but it still has to come out fast and dry completely. Either way, the same crew stays on it from extraction through drying and the rebuild.
