We got called out for a wet bathroom ceiling above the tub in a Spring Valley home near Southern Hills.
The thermal scan marked the wet ceiling, and opening it exposed the joists and plumbing along with wet insulation. The floor tile and baseboard came up to the slab too. Containment went up before any of it came out, in case there was mold, and we checked the exposed joists with a pin moisture meter as the room dried.

What we did
- 1 Scanned the bathroom ceiling with a thermal moisture meter.
- 2 Sealed the bathroom with plastic containment before opening anything, in case there was mold above the ceiling.
- 3 Removed the wet ceiling drywall and insulation to expose the joists and plumbing.
- 4 Pulled the floor tile and baseboard down to the slab.
- 5 Set air movers to keep air circling the bathroom, with a dehumidifier in the middle and an air scrubber filtering dust and airborne particles like mold spores.
- 6 Checked the exposed framing with a pin moisture meter during drying.
