Wet carpet and under-floor drying in a Green Valley South home
We got called out for wet carpet and a wet floor area near the utility closet in a Green Valley South manufactured home.
The carpet and pad were stained along the wall, and the wet area ran under the floor, so we cut into the floor to reach the pipes and framing below. Plastic sheeting went up around the work area before anything came up, in case there was mold under the floor. We took moisture readings on the subfloor and framing around the opening before setting the drying equipment.

This home is in the part of Green Valley along Wigwam Parkway, a few blocks from Hillpointe Park and about half a mile from the Arroyo Grande Sports Complex. Valle Verde Drive is the other main road nearby, and the 215 Beltway is less than a mile away.
What we did
- 1 Hung plastic sheeting around the work area before anything came up, in case there was mold under the floor.
- 2 Pulled back the carpet and pad, which were stained along the wall.
- 3 Cut an opening in the floor to reach the pipes and framing underneath.
- 4 Took moisture readings on the subfloor and framing around the opening.
- 5 Set an air mover at the floor opening and placed the air flow to circle the room, with a dehumidifier in the middle pulling water out of the air and an air scrubber filtering dust and airborne particles like mold spores.
