Should I turn off the AC?
If the mold is near a return vent or inside the air handler closet, yes, until we've looked. The return pulls air from that room and pushes it through the rest of the house. In a Las Vegas summer, that's a hard ask. So one of the first things we do is seal the vents in the affected room, which helps you run the system again sooner.
What should I do until you get here?
Close the door to the room. Don't scrub it or spray it, and don't aim a fan at it. Dry growth can release spores when it's disturbed. A fan carries them into the hallway.
What actually stops it from getting bigger?
Taking the water away. Mold needs moisture to keep growing. If a leak is still running, we shut it off at the valve. Then dehumidifiers go on the wet area so the growth stalls while the removal gets planned.
Is mitigation the same thing as remediation?
They're two stages. Mitigation holds the line with containment, filtered air and moisture control. Remediation is the removal: cutting out moldy material, cleaning the framing and rebuilding. Most jobs get both, one after the other.
Can we keep using the rest of the house?
Usually. Once the room is sealed and under negative air, the rest of the house sits outside the work area. If someone at home has asthma or a weakened immune system, tell us, and we'll talk through whether they should stay elsewhere until the removal is done.
My insurance adjuster hasn't been out yet. Can you start?
With mitigation, yes. Most policies ask you to keep damage from getting worse. We photograph everything and take readings before we touch anything, so the adjuster still sees what was there.
How much does it cost? Will insurance pay?

How we stop mold from spreading

Photos and readings first
Before anything gets moved, we photograph the growth and take moisture readings around it. That baseline is what the adjuster and the removal plan work from.

Wall off the room
Plastic sheeting goes up with taped seams and a zippered door, so the work area has one way in.

Cut the air path
If the HVAC serves that area, it goes off. The supply and return vents inside the containment get sealed.

Negative air through HEPA
An air scrubber pulls air out of the room through a HEPA filter. Air flows into the containment instead of out into the house.

Stop the moisture
An active leak gets shut off at the valve, and dehumidifiers go on the wet material. The leak repair itself goes to a plumber.

Measure for removal
With the spread stopped, we measure how far the growth goes and write up the remediation scope.
Plastic walls and negative air keep it in one room.
Once the room is sealed and the air scrubber is running, spores inside the containment stay there. Negative pressure means any gap in the plastic pulls air in instead of letting it out.
Then we cut off what's feeding the growth. A plumbing leak, condensation from an AC line or damp air in a closed-up room. Without water, the mold stops advancing.
