Quality 1st Restoration home

Hoarding Cleanup in Henderson, NV

Hoarding cleanup means clearing a home that's become unsafe to live in, sorting through it with the family so the things that matter are kept, and then cleaning and sanitizing what's underneath. We go at the family's pace. We don't judge.

We work in Henderson and around Las Vegas. The call may come from a son or daughter, a landlord, or an executor settling an estate. In our summer heat, spoiled food and animal waste in a closed-up house get worse quickly.

What families worry about before they call

It's hard to make this call. These are the worries people bring up most.

Are you going to judge us?

No. There's usually a story behind how a home gets this way: a death in the family, an illness, a hard few years. We're there to help clear it, not to comment on it.

Will you just throw everything away?

No. Nothing leaves without the family's say. Before we start, we agree on the rules: what always gets kept, what always goes, and who decides on the rest. Then we follow them. If we aren't sure about something, we set it aside and ask.

What if there's money or paperwork buried in there?

Sometimes there is. Cash, checks, jewelry, titles, tax papers and family photos can end up in stacks and bags. We open and look through everything before it goes. Anything like that gets boxed up for you.

Is it safe to be inside?

It depends on the home. Blocked exits, unstable stacks, rotting food, animal waste and mold are common. Some rooms aren't safe to walk through until they're cleared. If you notice a strong ammonia smell or see droppings, don't dig through it yourself.

The person who lives there isn't ready. Can you still help?

We can talk it through with you, but it goes better when they're part of the decision. If a landlord, the city or adult protective services is already involved, we can work within their deadline and send them progress photos.

How much does it cost? Will insurance pay?

Biohazard work is priced on site. The size of the affected area, what soaked into porous materials, and how much has to be removed and disposed of set the number.

For a hoarded home, the number of rooms and the depth of the piles set most of the price, because that's hours of sorting plus loads to haul. Hand-sorting every bag costs more than clearing a garage the family has already decided to empty. Waste, spoiled food or flooring that has to come out adds to it.

Insurance or self-pay, you decide

Some homeowner policies pay for this kind of cleanup. Your carrier decides, and you get the documentation either way.

If the home is part of an estate or a rental, tell us who's paying and who needs the paperwork. We'll send it to the right person.

Paying yourself? Ask about the self-pay discount. The estimate is free, and you see the price before we start.

How a hoarding cleanup works

  1. 1

    Walk through it together

We go room by room with you and whoever lives there. We note what's a safety problem, what's just volume, and anything the family already knows they want saved.

  2. 2

    Agree on the sorting rules

Usually four piles: keep, donate, trash, and a pile the family needs to look at. Deciding that ahead of time means the crew isn't guessing, and nobody's surprised later.

  3. 3

Clear it a section at a time

We start with exits and pathways, then work room by room. Items you keep get boxed and labeled. Trash leaves the same day it's bagged whenever we can arrange it.

  4. 4

    Deal with what's underneath

Once the floor is visible, we remove anything soiled with waste or spoiled food, including carpet and pad if it's past saving.

  5. 5

    Clean, sanitize and deodorize

Hard surfaces get cleaned and disinfected, and we treat odor after the source is out of the house. If there are signs of water damage or mold under the piles, we show you and write it up.

  6. 6

    Repairs, if you want them

Drywall, flooring and baseboards that had to come out can go back in with the same crew, so the home is livable again instead of just empty.

Hoarded bedroom with scattered belongings before sorting and cleanup in Henderson

The important things don't end up in the dumpster.

The fastest way to clear a house is to throw it all out. It's also how families lose the photo albums, the will, or the ring someone spent years looking for. We go through the piles by hand, and anything personal gets boxed up and labeled by room.

When someone who lives there wants to be part of the sorting, we slow down and let them. It takes longer. It's also their home, and they should have a say in what leaves it.

What's included

Where our work starts and stops on a hoarding job.

What we do

  • Walk-through and free estimate
  • Hand sorting with the family, using rules you set
  • Boxing and labeling everything you keep
  • Hauling away trash and unwanted items
  • Removing carpet, pad and other materials soiled with waste
  • Cleaning, disinfecting and deodorizing the home
  • Photos and notes for a landlord, executor or agency
  • Drywall and flooring repairs by the same crew

What we don't do

  • Counseling or treatment for hoarding. A therapist or social worker is the right person for that.
  • Pest extermination. We'll tell you if we see signs, and a pest company handles it.
  • Selling items or running an estate sale.

Hoarding cleanup questions

How long does hoarding cleanup take?

It depends on how many rooms are affected and how much sorting the family wants to do. We'll give you an honest estimate after the walk-through, and we don't rush the sorting just to hit a date we picked.

How much does hoarding cleanup cost?

It's priced on site, and the estimate is free. What drives the price is the volume that has to be hauled, how much sorting the family wants done by hand, and whether there's waste, mold or damaged flooring to deal with once the house is clear.

Does insurance pay for hoarding cleanup?

Clearing out belongings usually isn't covered. If there's damage underneath, like a leak that rotted a floor, part of that repair may be. Your carrier decides. We photograph what we find so you have it if you need to ask.

Can you clean a hoarded house for an estate sale or a rental turnover?

Yes. We set aside papers and valuables for the estate and clear the rest out. The house gets sanitized and made ready for the next step, whether that's a sale, a listing or a new tenant.

What happens to the things you remove?

Items the family chose to donate get sorted into their own bags. Everything else is hauled away. Anything contaminated with waste is bagged and handled separately from regular trash.

Clear work, clean documentation, no mystery in the middle.

For Hoarding Cleanup, you should be able to see what we found and what we did about it. That's what the paperwork is for.

When we leave, you should have a plain explanation of the work and paperwork that still makes sense weeks later if an adjuster asks.

Certified standards

IICRC-certified technicians work to the published industry standards instead of judging the job by how it looks.

Claim-ready documentation

Photos and scope notes are collected as the work moves, so you and your adjuster can see what changed and why.

Discreet and thorough

We arrive as quietly as the job allows, remove contaminated material for proper disposal, then clean and check the surfaces before we call it done.

One accountable plan

The emergency work and the rebuild stay under one plan, so nothing falls into the gap between two contractors.

Local loss experience

These calls come on hard days. We explain each step before we take it and leave room for the family to decide.

What we tell you before work expands

What needs action now

What needs attention today and what can wait. If part of it belongs to a plumber or roofer, we say so.

What should stay closed

We don't open finished walls or ceilings until the readings and the access tell us it's worth it.

What happens next

Stabilize first. Repair decisions come after the building is under control.
