Garage wall and patio stucco repair in Sun City Summerlin
We got called out for moisture at the base of a garage wall in a Sun City Summerlin home. On a second visit we opened the wall and the patio stucco.
The first visit was a thermal scan at the base of the garage wall. On the second, paper went down on the floor and containment went up before the lower drywall came off to the insulation and studs, in case there was mold in the wall. The patio stucco openings let us see into the wall cavity, and they were repaired and textured to match.

This home is in Sun City Summerlin near Lake Mead Boulevard and Anasazi Drive. The Trails Park is about half a mile away, and both Summerlin Parkway and the 215 Beltway are about a mile from the house, so getting across town is easy.
What we did
- 1 Scanned the base of the garage wall with a thermal moisture meter.
- 2 Laid paper on the garage floor.
- 3 Set up plastic containment around the garage wall before opening it, in case there was mold behind the drywall.
- 4 Removed the lower garage drywall to the insulation and studs.
- 5 Cut openings in the patio stucco to see into the wall cavity.
- 6 Repaired the stucco openings and matched the wall texture.
