Stained garage ceiling below a bathroom in River Mountain
We got called out for a stained garage ceiling in a River Mountain house, below a bathroom where the floor and the wall behind the tub were wet.
The bathroom floor covering at the shower came up to a stained subfloor, and behind the tub the insulation and studs were wet. The bathroom was sealed in plastic before anything was opened, and the garage got its own plastic sheeting before the stained ceiling drywall came down, in case there was mold in either space. Taking the garage ceiling to the trusses let us see the framing and drain lines above.

This home is a few blocks from River Mountain Park, and the Equestrian Park trailhead is about half a mile away. Boulder Highway and Wagon Wheel Drive are the nearest main roads, both about a mile out, and I-11 is close by as well.
What we did
- 1 Documented the stained drywall on the garage ceiling.
- 2 Sealed off the bathroom with plastic containment before anything was opened, in case there was mold behind the finishes.
- 3 Removed the bathroom floor covering at the shower and exposed the stained subfloor.
- 4 Cut out the drywall behind the tub, exposing wet insulation and studs.
- 5 Hung plastic sheeting in the garage and removed the stained ceiling drywall to the trusses.
