Water around a garage water heater platform in Lone Mountain

We got called out for water around the water heater and furnace platform in a Lone Mountain garage, which had reached the bathroom on the other side of the wall.

The thermal scan at the wall base next to the water heater picked up the wet area, and once the drywall came off, the wet insulation ran around the platform and into the bathroom wall behind it. The garage was sealed with containment and a zipper door before any cutting, so if mold was inside the walls it would stay in the work area. Drying ran in the garage and in the bathroom, then the platform face and walls were rebuilt around the flue and gas line.

What we did

  1. 1 Scanned the wall base next to the water heater with a thermal moisture meter.
  2. 2 Sealed the garage work area with plastic containment and a zipper door before cutting, in case there was mold behind the drywall.
  3. 3 Cut out the wet drywall and insulation around the platform and pulled the debris off the subfloor.
  4. 4 Set a dehumidifier in the middle of the garage with air movers sending air around it in a circle and an air scrubber filtering dust and particles like mold spores, plus a second dehumidifier under the bathroom sink where that wall was opened.
  5. 5 Rebuilt the platform face and walls with new drywall and texture around the flue and gas line.
